Disciplined Underwriting

Every acquisition is modeled against conservative assumptions: 30% expense ratios, in-place cap rates above 5.5%, and stress-tested rent growth. We pass on deals that don't pencil and we don't chase markets.

Long-Term Hold

We acquire to own, not to flip. Our hold periods are measured in decades, not years. That changes how we underwrite, how we operate, and how we treat the buildings and the people who live in them.

Chicago Focused

Our buy box is intentionally narrow: 4-10 unit walk-ups built before 1970, in established North Side and Near West Side neighborhoods. Deep local knowledge produces better acquisitions than broad geographic spread.

Grant Sapkin · Founder

Wildrose is led by Grant Sapkin, who underwrites and operates Chicago multifamily full-time. The firm draws on two generations of real estate experience, with deep operational and acquisitions expertise across institutional multifamily, adaptive reuse, and small-asset value-add. We invest our own capital alongside a small number of trusted partners.

The name comes from Wildrose Trail in Denver, where Grant grew up surrounded by the business. His father is a longtime, successful developer, and real estate was a constant at the dinner table. Wildrose carries that inheritance forward in Chicago: patient capital, careful underwriting, and buildings worth owning for the long run.
